Forecasters disagree on how much Las Vegas prices will move in 2026 — but none of them are calling for a crash. Here's what the data actually says.

We've covered buying vs. renting and whether Las Vegas is a good investment. Today's question is the one we get asked most directly, usually by buyers hoping to time a dip: will prices actually drop this year?

What the Major Forecasters Are Saying

The forecasts genuinely disagree on magnitude, but not on direction. Zillow's most recent projection has valley-wide prices rising a modest 0.6% in 2026, after a roughly 2% dip in 2025 driven by a 22% jump in inventory. Realtor.com's outlook is similarly flat, projecting home sales down slightly with price growth near flat. Other local forecasts, factoring in Henderson, Summerlin, and Arts District demand, project 3-6% growth. None of the major sources are calling for a meaningful decline.

Why a Crash Isn't the Likely Scenario

The case against a significant drop rests on three fundamentals: sustained population growth (Clark County continues adding tens of thousands of net new residents annually), genuinely limited land supply in a geographically constrained valley, and continued local job growth. These are structural factors, not sentiment — and they're the same reasons most economists aren't forecasting a crash nationally, let alone locally.

What "Waiting for a Drop" Actually Costs

Buyers who wait for a meaningful price drop that most forecasters don't expect often end up facing a combination of higher prices, higher rates, and more competition a year later — the opposite of what they were hoping to achieve by waiting. Timing a market that's moving sideways to slightly up is a difficult bet to win.

What This Means for Your Decision

If you're financially ready — stable income, reasonable reserves, a down payment source in place — the data doesn't support waiting purely on the hope of a price drop. If you're not financially ready yet, that's a separate and completely valid reason to wait, regardless of what prices do.
