North Las Vegas remains the most affordable area in the Las Vegas Valley, with median prices well below the valley-wide figure of roughly $480,000. It's the area we most often recommend to first-time buyers or anyone prioritizing affordability over walkable retail and golf-course views. Infrastructure here has been expanding, which supports both livability and longer-term appreciation potential.
Why Affordable Doesn't Mean a Compromise
A lower price point doesn't have to mean settling. Many North Las Vegas buyers get more square footage, newer construction, or a shorter commute to specific job centers than they'd get for the same budget in Summerlin or Henderson. The trade-off is generally proximity to the amenities those premium areas are known for — golf, upscale retail, and established master-planned infrastructure.

If your budget tops out in the high $300,000s to low $400,000s, North Las Vegas puts a wider range of homes on the table than trying to stretch into eastern Summerlin or outer Henderson.
