Where the Market Stands Right Now
As of mid-2026, the Las Vegas Valley is trending toward a more balanced market. Valley-wide, the median home price sits in the high $400,000s, with active inventory that has climbed into the 7,000–8,000+ range and roughly 3 months of supply — still tighter than the six-month mark that typically defines a buyer's market, but a real shift from a few years ago. Homes are taking longer to sell than in 2024, giving today's buyers more room to negotiate and compare.
That valley-wide number hides a lot of variation, though. Summerlin and Henderson trade at a premium to the rest of the valley, while North Las Vegas remains the most accessible entry point. Over the next four days, we'll show you exactly what that looks like on the ground.
