Yesterday we introduced our 5-day series on where to buy in Las Vegas. Today: Summerlin, the valley's flagship master-planned community — and the one buyers ask us about most.

What You're Paying For in Summerlin

Summerlin consistently commands the highest prices in the valley outside of Strip-adjacent luxury pockets. Depending on the sub-community, prices run from the high $400,000s in older, eastern Summerlin neighborhoods up to well over $1 million in guard-gated communities like The Ridges. Buyers are drawn to the golf courses, upscale retail at Downtown Summerlin, and proximity to Red Rock Canyon.

Where the Value Actually Is

Not every corner of Summerlin performs the same way right now. Homes priced at peak-2024 values that haven't been updated are sitting for 70-90+ days — sellers pricing to maximize gains without adjusting to today's buyer expectations. The sweet spot moving fastest is a well-maintained, move-in-ready home in the $575,000–$650,000 range, typically 2,200-2,800 square feet with an updated kitchen.

Is It Worth the Premium?

For buyers who value master-planned amenities, golf-course living, and long-term resale demand, most of our clients say yes. But "Summerlin" isn't one price point — eastern Summerlin, western communities like The Cliffs and Redpoint, and guard-gated enclaves are three very different conversations.
