The Short-Term Price Picture Is Mixed

Forecasts for 2026 price growth vary depending on the source: some project a modest 0.6% increase valley-wide, while others expect 3-6% growth concentrated in specific submarkets. None of the major forecasters are projecting a crash. The honest summary is "flat to moderately up" rather than a dramatic move in either direction.

Where the Real Growth Is Concentrated

The valley-wide average hides meaningfully stronger performance in specific areas. Skye Canyon has appreciated roughly 8% year-over-year, Southwest Las Vegas around 7%, North Las Vegas about 6.5%, and Henderson approximately 6%. If you're investing rather than just buying a primary residence, the submarket matters more than the valley average.

The Fundamentals Supporting Long-Term Demand

Clark County continues to add tens of thousands of net new residents a year, with a significant share relocating from California. Rental vacancy across Las Vegas and Henderson has stayed below 4% through early 2026, which supports steady occupancy for well-priced, well-maintained rental properties. Population growth, constrained land supply in the valley, and continued job growth are the structural reasons most local economists don't expect a significant downturn.

What "Good Investment" Actually Depends On

Real estate isn't a single trade — it's a bet on a specific property, in a specific submarket, at a specific price, held for a specific length of time. A property in a fast-appreciating area bought at the right price can perform very differently than the valley average, in either direction.
