Is It Better to Buy New Construction or Resale in Las Vegas Right Now?

Builders are more motivated than they've been in years — here's how to weigh a new build against a resale home in today's Las Vegas market.

Yesterday we covered how to buy with little or nothing saved for a down payment. Today's question comes up almost as often: new construction or resale — which one actually makes more sense right now?

Why Builders Are Motivated Right Now

New construction still represents roughly a quarter of all Las Vegas home sales, but the pace has slowed enough that the majority of builders are now actively offering incentives to clear finished inventory. Every completed home sitting on a lot costs the builder carrying interest, and with mortgage rates still elevated, builders have leaned hard on their in-house lenders to offer rate buydowns that a resale seller simply can't match.

What You Actually Get With New Construction

Builder incentives right now typically stack across a few levers: rate buydowns, closing cost credits, and design center allowances. The base price is rarely the final price, though — lot premiums, design upgrades, and in many master-planned communities, Special Improvement District (SID) or Local Improvement District (LID) assessments can all add to the true cost. Ask for these to be broken out clearly before comparing a new build to a resale home.

New homes also come with lower near-term maintenance costs and builder warranties on major systems — a real advantage for buyers who don't want to think about a roof or HVAC system for the first several years.

What You Actually Get With Resale

Resale homes tend to sit in more established neighborhoods with mature landscaping, and there's more room to negotiate on price directly rather than through builder incentive structures. The trade-off: resale sellers generally can't offer the kind of rate buydowns builders can, since they aren't working with a captive lender.

There's also a short-term "new premium" — new-build buyers typically pay a bit more than an equivalent resale home in the first 18 months, though new and resale appreciation tend to track within 1-2% of each other after that.

Where Incentives Are Concentrated

Right now, incentive density is heaviest in three areas: Northwest Las Vegas (Skye Canyon, Centennial Hills, Tule Springs) for entry-price value and rate-buydown stacking; Henderson (Cadence, Inspirada, Tuscany) for stronger resale demographics with healthy closing credits; and Summerlin (Stonebridge, Kestrel, Reverence, Redpoint) at the luxury and mid-upper tier.
