Summary Answer
Not all gated communities in Las Vegas are the same. Some have an unstaffed gate that opens with a code or transponder, some have a guard on duty only at peak hours, and some have a guard around the clock with patrols and private streets. The difference shows up in your monthly HOA dues, which published estimates put at roughly $90 to $270 for an unmanned gate and several hundred to over $1,000 for staffed guard-gated communities, though dues vary widely by community. A gate controls access, but it does not guarantee safety, and it is only one line in the budget. Before you buy, ask what the dues cover, how well the reserves are funded, and who maintains the streets.
What Are the Types of Gated Communities in Las Vegas?
Type | How It Works | Rough Monthly Dues* |
|---|---|---|
Unmanned gate | A barrier opened by a code, transponder, or call box; nobody staffs it | about $90 to $270 |
Guard-gated, peak hours | A guard verifies visitors during certain hours only | about $230 to $550 |
Guard-gated, staffed 24/7 | A guard at all hours, sometimes with a patrol | about $400 to $800 |
24/7 guard, patrol, and private streets | Full security plus HOA-maintained roads | about $600 to $1,400 |
*Ranges are a local brokerage's estimates and vary by community and amenities. They include the rest of the HOA budget, not only the gate. Always ask for the community's actual current budget.
For comparison, non-gated communities with an HOA are often much lower. Examples of well-known guard-gated areas include The Ridges in Summerlin and Southern Highlands, but each community's rules and fees are its own.
What Do the Dues Actually Pay For?
Gate dues are shared costs, so look at the budget line by line:
- Security payroll. This is usually the largest cost for a staffed gate.
- Gate hardware. Gate arms, cameras, and access systems need maintenance and eventual replacement.
- Private street maintenance. If streets are private, repaving, lighting, and drainage are the HOA's cost instead of the county's.
- Amenities and landscaping, such as parks, pools, and clubhouses.
- Reserves. A portion should be set aside for large future repairs.
What Should I Ask Before Buying?
- Is the gate staffed, and during what hours?
- How much of the monthly dues goes to gate and security?
- Is there a current reserve study, and how well funded is it? Nevada law requires associations to conduct reserve studies periodically.
- Are the streets private or maintained by the county?
- Have there been special assessments, and are any planned?
- What are the rules on rentals, guests, and contractors?
- What are the HOA's rules on vehicles, exterior changes, and fines?
You can request the HOA documents, including the budget, rules, and reserve study, and in a resale you generally receive a resale package after signing a contract. Review these with your agent.
Does a Gate Make a Home Safer or Worth More?
A gate limits who can drive in, but it does not eliminate every risk, and you should not buy on that assumption. We do not make safety claims about any community. Some buyers prefer the privacy, controlled access, and sense of community, and others prefer lower dues and fewer rules. Value depends on the home, the HOA's finances, and buyer demand, which can change. Higher dues also affect how much home you can qualify for, since lenders include HOA dues in your monthly obligations.
How Do HOA Dues Affect What I Can Afford?
Dues are added to your monthly housing cost. For example, a $500 monthly assessment is $6,000 a year. Lenders count it against your debt-to-income ratio, so at a rate around 7.40%, $500 a month of dues can reduce the loan you qualify for by tens of thousands of dollars. Ask a lender to calculate the whole payment, including dues, before you fall in love with a community.
